We’ll agree on a price for the property.

Both parties will sign the Purchase Agreement online through DocuSign.

Our team will inspect the land to ensure everything is in order.

A title search will be done to check for any liens or unpaid taxes.

The title company will send you the closing documents for you to sign and notarize.

Once finalized, you’ll receive your payment via check (7-10 days), overnight check, or wire transfer.

No problem! The title company can deduct any liens or unpaid taxes from your total net proceeds at closing.
7. What if probate is required?
We have an experienced team ready to assist you through the probate process, ensuring everything runs smoothly.
8. Are taxes prorated?
Yes, taxes are prorated. Many sellers have received partial refunds for taxes already paid. We will work closely with you on this.
9. How will I receive the funds?
The title company will release the funds once they have received the signed closing documents. You can choose to receive the funds via wire transfer, an overnight check, or a standard check, which typically arrives within 7-10 days.
10. Why do you inspect the land?
We inspect the land to ensure it is buildable and does not require any unexpected additional costs, such as fees for land clearing, soil remediation, utility connections, or rehoming wildlife like turtles and owls.
